Projects and Customer Overview
The project is an extensive renovation of Bromma Hospital in Stockholm, carried out by the company Zengun on behalf of the property owner Vectura.
Our role in the project is to manage the construction logistics and ensure that materials and resources are used efficiently.
The project started in September and will end in November, which was an extension from the original schedule due to various challenges.
Challenges faced
The project is characterized by several challenges.
The main one is that Zengun inherited the project from previous contractors, which meant they had to deal with existing problems without full visibility of previous work.
Previous contractors had failed to deliver on time, causing delays and increased costs.
Skanska, the original contractor, had its own ways of working that did not match the client’s expectations, leading to further complications.
Furthermore, documentation was inadequate, and the material inventory was a major challenge as much of the existing material was unidentified.
Solutions
To address the challenges, we took the initiative to locate and inventory all materials left over from previous contractors.
We created a structured inventory list and distributed the materials as needed among different contractors, minimizing costs by avoiding unnecessary purchases of new materials.
We also implemented the logistics tool Projsite, but realized that it could not be fully used due to the current stress.
Instead, we focused on using Projsite for safety issues and handling major works that required a crane and container.
Lessons learned
An important lesson learned is that when a project has been inherited from several previous contractors, it is necessary to be flexible and adapt to the current situation.
It also proved that implementing new systems like Projsite can be difficult under extreme time pressure, especially when it comes to engaging experienced staff who are not used to digital tools.
Focusing on core issues such as security and inventory was crucial to keep the project on track.
Outcome
Despite the many challenges, we managed to complete the project within the extended timeframe.
The inventory of the material and the selective use of Projsite helped to ensure that work could continue without further cost overruns.
The project was finally approved at the inspection, which confirmed that the solutions we implemented were effective.
Conclusion
The renovation of Bromma Hospital is a challenging project that requires significant adaptation and flexibility.
By focusing on inventory, logistics and safety, we were able to contribute to the successful completion of the project despite the many setbacks.
